Rental Procedures and Agreement
- Signing the Contract: All rental transactions will be executed through a clear agreement with the mutual consent of both the owner and the tenant. The contract will specify the rental period, rental price, and the terms regarding the rights and obligations of both parties.
- Contract Amendments: Any changes or additions to the contract must be documented in writing and agreed upon by both the tenant and the owner.
- The contract will be sent via email to the tenant.
Invoice Issuance
- A 10% VAT is applied to service fees for guests booking accommodations. If the guest modifies their booking, VAT will be adjusted to reflect any changes in service fees.

Tenant Responsibilities
- Security Assurance: Tenants are responsible for maintaining security, adhering to building and apartment regulations, and ensuring that their actions do not disturb other residents or the building.
- Property Protection: Tenants must safeguard the apartment and common area assets, ensuring no damage or loss occurs. If any damages are caused by the tenant during the rental period, the owner has the right to request compensation.
- Tenants must comply with legal regulations regarding temporary residence registration. Registration with relevant authorities must be completed immediately upon moving in.
- Tenants must provide all necessary documents when completing the registration process.
- Tenants are responsible for maintaining security and order and adhering to building regulations throughout their stay.
Based on current laws and regulations on condominium management and usage, and considering the actual conditions of the building: To ensure safety, protect assets, maintain environmental hygiene, and uphold the building’s orderliness, all residents and customers living and working in the building must comply with the following rules:
- Do not create excessive noise that disrupts the tranquility of the building, neighboring apartments, common areas, and public facilities.
- Residents must not use or permit the use of shared amenities without prior approval from the Building Management Board.
- The following activities are strictly prohibited:
- Writing, drawing, engraving, or nailing on shared areas.
- Encroaching, altering, or dismantling the building’s structure, shared spaces, or technical infrastructure.
- Occupying or using public facilities for personal purposes without permission.
- Engaging in sports, cycling, roller-skating, or similar activities in hallways, elevators, or other public spaces.
- No keeping of livestock, poultry, or pets (dogs, cats) in the building.
- Do not litter or dispose of waste improperly in shared areas, affecting the building’s aesthetics and safety. Household waste must be placed in designated areas.
- Avoid unpleasant odors emanating from apartments that could affect neighbors.
- Do not obstruct entrances, pedestrian paths, roads, or other public areas.
- Personal belongings must not be placed in common areas, obstructing movement.
- Any renovations or modifications inside apartments must be reported to the Building Management Board to ensure compliance with structural safety requirements.
- Vehicles (cars, motorcycles, bicycles) must be registered with the Building Management Office and parked in designated areas. Unauthorized parking in shared spaces is prohibited.
- Installing or hanging signs, advertisements, posters, or antennas outside apartments or the building without approval is not allowed.
- Residents must ensure that potted plants or objects placed in balconies do not pose a hazard to others.
- Laundry must not be dried outside windows, balconies, stairways, or shared areas, unless permitted.
- The use of elevators for transporting goods must be registered with the Building Management Board and comply with capacity and safety guidelines.
- Burning incense or joss paper is strictly prohibited in the building, except in designated areas specified by management.
- Residents and owners must complete household registration and temporary residence declarations as required by law.
- Any issues not covered in these rules will be handled according to the official Condominium Management and Usage Regulations issued by relevant authorities.
APARTMENT REGULATIONS
- Check-in after 02:00 PM
- Check-out before 12:00 PM
- Self-check-in with access code
- Maximum of 4-5 guests (depending on the apartment type)
- No pets allowed
- No parties or events
- Smoking is allowed
SAFETY
- Outdoor security cameras: Installed in the backyard, swimming pool, elevator, and lobby.
- Fire alarms installed.
CANCELLATION POLICY
We offer flexible cancellation policies for daily, weekly, and monthly stays. Below are the standard policies:
- Daily Stays (2 to 5 nights):
- Flexible: Full refund if canceled at least 24 hours before check-in.
- Moderate: Full refund if canceled at least 5 days before check-in; 50% refund for unused nights if canceled later.
- Strict: Full refund if canceled 30+ days before check-in; 50% refund if canceled 7-30 days before check-in; no refund if canceled within 7 days.
- Non-Refundable: Discounted rate but no refund if canceled.
- Weekly Stays (6 to 27 nights):
- Follows the same policy as daily stays.
- Monthly Stays (28+ nights):
- Strict: Full refund if canceled at least 30 days before check-in; 100% charge for occupied nights + 30 additional nights if canceled later.
- Super Strict: Full refund only if canceled within 48 hours of booking and 28+ days before check-in; 100% charge for occupied nights + 30 additional nights if canceled later.
EXTENDING A STAY
- Send an extension request to the Host via message or hotline.
- If approved, the system will update the booking cost and apply additional charges.
- If the stay has already ended, guests must create a new booking.
EARLY CHECK-OUT POLICY
- Notification Requirement:
- Check-out between 6:00 AM - 12:00 PM: No prior notice required.
- Early check-out before midnight: Notify at least 24 hours in advance.
- Refund Policy:
- Flexible policy: Refund for unused nights if notified as per cancellation terms.
- Non-refundable rate: No refund for unused nights.
- Returning Access Keys:
- Return all keys/cards upon check-out.
- Inspection & Refund:
- Security deposits (if any) will be refunded per Rory’s Home policies after property inspection.
- Confirmation:
- Guests will receive an updated invoice reflecting their final stay duration.
